Resident Realty vs Traditional Brokerage Splits

Same agent, same year of closings, two ways of paying a brokerage. Here is how the numbers compare.

The Two Models

A traditional split takes a percentage of every commission. Many brokerages also add monthly and per transaction fees on top of the split.

Resident Realty takes no percentage. You keep 100% of your commission and pay flat fees: $50 a month plus $300 per transaction side on the Standard Plan, or $249 a month with no transaction fee on the Top Producer Plan.

The traditional column assumes a 30% split plus $300 per month and $199 per transaction. It does not describe any particular brokerage. To run your own numbers, use the compare fees calculator.

When a Split Can Make Sense

A split is not automatically a bad deal. If your brokerage gives you a steady flow of qualified leads, hands-on coaching you rely on, or a brand that wins you business you could not win on your own, part of the split pays for that. The question is whether what you get is worth what the split costs at your level of production.

If most of your business comes from your own sphere, referrals and marketing, a flat fee usually leaves more of your commission with you.

Frequently Asked Questions

Not always. A split costs more as your production grows, so it tends to cost agents with higher volume the most. If a brokerage provides leads you could not generate yourself, weigh that value against what the split costs you.
Add up everything you paid your brokerage over the last twelve months, including the split, monthly fees, transaction fees and any cap or franchise fees, then compare it to the flat fees on our compare fees page.
