100% Commission Brokerage Comparison: How the Models Differ

Brokerages that advertise 100% commission do not all work the same way. Here is how the common models differ.

Three Common Models

Flat fee, 100% commission

No percentage split. The agent pays flat fees, such as a monthly fee, a per transaction fee, or both, and keeps the rest of every commission. The cost stays the same whether a closing is large or small.

Capped split

The agent pays a percentage split on each closing until the total reaches a yearly cap, then keeps 100% for the rest of the cap year. Some brokerages call this 100% commission after cap. Fees often continue after the cap, and the cap usually resets each year. Our guide to brokerage caps goes into the details.

Traditional split

The agent pays a percentage of every commission, with no cap, often with fees on top. The brokerage's share rises with the agent's production.

  • Which fees continue after a cap, and when does the cap reset?
  • Are there franchise, technology or risk management fees?
  • What tools, training and support are included in the fees?
  • Are there setup or transfer fees to join?
