100% Commission Real Estate Brokerage
Resident Realty is a 100% commission real estate brokerage serving agents in Colorado, Arizona and Texas. You keep 100% of your commission and pay a flat monthly fee and transaction fee instead of a percentage split.
What "100% Commission" Means
At most brokerages you give up a percentage of every commission you earn. A 70/30 split means the brokerage keeps 30 cents of every dollar, on every closing, for as long as you are there.
A 100% commission brokerage removes the percentage. You pay a flat fee instead, and the commission from your closing is yours.
One clarification worth making, because the phrase gets misread: this describes how you are paid by your brokerage. It has nothing to do with what a buyer or seller pays in commission on a sale. That is negotiated between the client and the broker, exactly as it always was.
How Resident Realty's Model Works
There are two plans, and the only difference is how you prefer to carry the cost.
- Standard Plan. $50 per month plus $300 per transaction side.
- Top Producer Plan. $249 per month with no transaction fee, which is $2,988 for a full year.
Which one costs less comes down to volume. Below 8 transaction sides a year the Standard Plan is usually cheaper. At 8 or more the Top Producer Plan is, because the per transaction fee stops applying. You can run your own numbers on our compare fees page.
Agents keep 100% of their commission on both plans.
What You Get Beyond the Commission
The monthly fee is not only permission to hang your licence. It covers the tools most brokerages either charge extra for or fund quietly out of your split:
- A CRM for managing leads and clients
- Transaction coordination software
- eSignature contracts
- Your own agent website
- Document management
- Lead generation training
- The mentor program
There are no setup fees and no transfer fees.
Who It Is a Good Fit For
This model suits some agents much better than others, and it is worth being honest about which you are.
- Agents who generate their own business. If your closings come from your sphere, referrals and your own marketing, a percentage split is paying for lead flow you are not using.
- Experienced agents leaving a split. The more you produce, the more a percentage costs you, and the more a flat fee saves.
- Agents who want to own their brand. A flat fee means the money you would have contributed to a franchise marketing budget stays available for your own.
If your current brokerage hands you a steady flow of qualified leads that you could not generate yourself, that pipeline has real value and you should weigh it carefully before moving.

100% Commission vs a Traditional Split
Here is an illustration. The inputs are assumptions, not a quote, and you should replace them with your own figures.
| One year | Traditional split | Resident Realty Standard |
|---|---|---|
| Gross commission | $50,000 | $50,000 |
| Transaction sides | 6 | 6 |
| What the brokerage takes | $19,794 | $2,400 |
| Difference | $17,394 |
The traditional column assumes a 30% split plus $300 per month and $199 per transaction. We have not named a brokerage, because the point is the structure rather than any particular firm. The longer version of this arithmetic is in 100% commission vs traditional splits.
